Modular Housing Project in Denver, Colorado: How to Optimize Small Spaces

Our team recently staged two units for Blue Room Housing, a developer focused on bringing affordable housing to the Santa Fe Arts District in Denver, CO, using modular units. The company hosted a modular home setting event Thursday, June 25, 2026, demonstrating the new designs and features of the homes. Our team at Penny and Piper was excited to help stage these units for this innovative project.
The two units were between 300-500 square feet. The goal when staging these units was to create optimal layouts for these small studios and help future buyers visualize the potential of their new homes. Our lead designer Aly Wills took the lead on this project and her design choices reflected the target buyer and emphasized functionality and flow.
So, how do you optimize space when you don’t have a lot of it?
We start with the essential furnishings:
A well-scaled bed
A functional dining area and workspace
Efficient storage spaces
Then we consider the flow:
A clear walkway
Defined zones
No visual clutter
We also incorporated large mirrors and functional decor to make the space feel larger and more finished.
Create a cohesive design through visual interest without overcrowding:
Intentional pops of color for contrast
Artwork that draws the eye
Statement textiles
Finally, make it feel like home. Once functionality is achieved, soften the space by adding soft textures, warm lighting, and personal touches that create a welcoming atmosphere.
Thoughtful staging can transform even the smallest footprint into a home that feels comfortable, functional, and inviting, helping future homeowners envision how they can truly live in the space.
